The goal of the Ice Damming committee is to continue to investigate the ice damming situation on all the Units at OGT and step by step eliminating the problems that are causing the ice damming.
We will do this by finishing the initial work that was started in the attics (insulation of pipes etc). Investigating and carrying out new remedies such as raising the dryer vents and finding cost effective heat tape (or similar) manufacturers and installers. Another area we would like to investigate if the above does not suffice is to hire a building envelope specialist to see if spray foam in the attic space is an option.

1. Pricing in progress for raised roof vents, insulation of chimney chases for the units and elimination of the dryer vents that were relocated to the front of the condos.
2. Present council with a proposal for material and labor. February 2025.
3. Secure timeline for sub trades. February 2025.
4. Start the installation of the raised roof vents and insulation of the chimney chases March/April 2025.
5. Complete condo portion of the ice dam project by April/May of 2025.
6. Townhouse attic inspections. Inspect the attics to ensure all insulating and ducting is secure. Inspect for bird, rodent and insect infiltration. Fall 2025.
