OGT Complex is a strata property legally known as KAS 3765 Strata Corporation. The Corporation manages a yearly budget of approximately $277,000 with assets valued at approximately $21 million (the insurance value of the OGT buildings and common areas, (2024 figures)). The OGT Complex has a large footprint, encompassing not only the 7 buildings, parking and road areas, but also a large "green" space around the property with a large area to the immediate east as shown in this diagram of the OGT Complex property.
Physically, the OGT Complex is composed of 7 Buildings, built in three phases over a number of years commencing in 2008. Four of the buildings (1, 2, 4 & 6) have 6 separate condo/apartment units for a total of 24 units; while the three remaining buildings (3, 5 & 7) each have 5 separate townhouse units for a total of 15 units. Owners' are responsible for the maintenance and upkeep of their individual unit (legally referred to as a Strata Lot), which is everything inside their "external walls". This includes: all appliances, interior wall and ceilings, doors, fixtures, plumbing, HVAC, electrical system, water tank heater, garage door opener & springs, window opening crank handles and screens, gas fire place and all flooring (wood/carpet/tiles). Unit's deck and patios, while technically outside the external walls are referred to as Limited Common Property, and is for the exclusive use of the Strata Lot owner/occupant. Everything else outside of the unit's "external walls", is considered strata Common Property. This includes: all roof surfaces, all soffit coverings, all front entry doors, all garage doors, all windows, external hardie board walls, external rock walls, stairs (wooden & aggregate), wooden railings, Duradek deck coverings, spindles, outside light fixtures and light bulbs, all eavestrough and downspouts, all aggregate walkways, trellis dividers and posts, all paved surfaces, the visitor parking area, all gravel surfaces along with all grassed surfaces, trees, shrubbery, sprinkler system, air conditioning concrete bases and the perimeter retaining wall.
