MESSAGE FROM PROPERTY MANAGER ON POSTPOMENT OF SPECIAL GENERAL MEETING - 07 JAN 25
Dear Members,
Thank you to everyone who has participated in the discussion room and to those who have read the posts. Your input is truly appreciated on this important health and safety matter. Given the numerous questions that have been raised, the council has decided to cancel the scheduled Special General Meeting (SGM) on Tuesday, January 7, and instead follow the plan of action outlined below:
The strata council will meet with PTW to review the proposed pipe placement for each unit, including the amendments that have been suggested. PTW will be tasked with preparing a detailed plan for each unit, showing the locations of pipes and fans.
The plans for each unit will be shared with members via Power Strata.
A town hall meeting will be scheduled, during which PTW representatives will be present to address members’ questions. At this meeting, we will:
Review the proposed plans for each unit.
Discuss funding options for the project.
Following the town hall, once questions have been addressed and funding options reviewed, a new SGM package will be prepared. This package will include a motion that reflects the design agreed upon by the council and PTW. The SGM package will be circulated to members with the required 20 days’ notice. The new SGM is tentatively planned for the week of February 15, subject to the completion of the steps outlined above.
We sincerely apologize for the last-minute cancellation of the January 7 SGM. However, this is a significant project that will impact members’ homes, and the council is committed to ensuring that all questions are answered and that members have a clear understanding of the proposed work.

There have been a number of units that have had water leaks from the piping connected to the hot water circulating pump. MESSAGE FROM STRATA COUNCIL - RADON REMEDIATON PHASE 1 - 23 NOV 24
Hi everyone,
Thank you to all those who helped Graeme and crew of Point-the-Way (PTW) this past week as they came through our units to carry out various slab pressure tests and determination of the structure of certain walls and floors for future Radon evacuation piping routes.
With this data and information Graeme will be able to complete a full project quotation which he tells me we should see in coming weeks.
Following that we will convene a special meeting to discuss the project with all members and seek approval for monies required to complete Phase 2 remediation.
Our plan at this moment is to begin Phase 2 in January but we will confirm this and the unit by unit schedule with you in the next few weeks.
Graeme wanted me to let you know he enjoyed meeting those he interacted with this past week and he is very sensitive to the fact that he and crew are coming into your places to complete this important remediation work. I know he will carry this same concern forward during Phase 2.

Hi everyone,
In a little over 2 weeks, Graeme Cooper’s Point The Way Radon Services (PTW) will be on site for 3 full days to complete Phase 1 as discussed in previous posts.
Graeme and his crew will require access to all but 8 units to assess work to be done in Phase 2 (Q1/25), prepare a plan and quote for OGT.
As you know the unit by unit inspection schedule has been posted on our website ogtstrata.ca for a few weeks now but please review it again to see when your unit will be inspected.

With a number of us travelling during the period, Council has identified a lead person(s) to support Graeme and crew as they need access to our units.
The lead person(s) identified thus far are Teri Burstein, Luiz Araujo and possibly a resource from First Landmark Home Services (if not removing snow that day) who will work together to facilitate the contractor, the schedule and with minimal disruption to all members.
Helen will soon be approaching each member to either confirm that you will be in your unit at the scheduled time or to advise you that the assigned lead person will allow the contractor entry.
Please remember to keep the visitor parking area clear from Nov 18-21 so PTW can use the entire space for the truck and trailer they will bring to OGT and leave there for the period.

Attached is Graeme’s schedule for investigative work for November 18-21.
A few points of note :
• While Bldg 3 and 6 have been selected by Council for slab pressure testing done, Graeme’s team will also require access to most units as shown in the schedule attached and with electronic equipment carry out a thorough study of floor plans and wall construction which should take about 30-40 minutes per unit.
• Helen, we will rely on you please to ensure the schedule of unit entry is communicated to members well ahead of time or for those not living in their units at that time or rented out, access is nevertheless provided.
• Regarding building 7 ,,, Graeme understands we are retesting bldg 7 for 91 days starting in November but he will have his own digital monitor that will provide important data for his analysis.
• Luiz please post this email chain and the schedule on the OGT website.
• PTW will require full access to OGT’s parking lot for their 34’ van for the period Nov 18-21,,, Helen please present notice to members and traffic cones ahead of time to secure the area.
Moving forward from Nov testing:
• Graeme will provide us a formal quote for remediation by early January’25.
• PTW can provide a thumb drive specific to each unit to be impacted by the work so each member can see ahead of time the work to be done in their particular unit.
• We will require a special members meeting soon after to review the quote, proposed work plan and approve the monies.
• The earliest PTW can begin work here is Jan 20 and Graeme is holding that time and the approximate 7 weeks required for OGT.
• Once started work will alternate one week in, one week out.

Hi Russell... Here's the first draft for my schedule manifest for the work days in November - Feel free to share at will and pass around for review. Ideally every unit would be available on the day and time that I have marked out on the plan here, but I understand that some people may have schedules that can not be bent. SO... with that in mind, you are free to canvas the units and see if any of these blocks need to be tweaked at all. (You will also notice there are 8 units that are lucky enough to avoid my visit all together! That is by design, and they won't have to be entered at any stage during this design period, or any future system installation either.)
The other thing to consider would be parking during the four days. We will have the large 34 foot work trailer with us, and it would be ideal if we could park sideways going through all the visitor parking spots in the middle of the units there. Let me know if you think this could be available for us?

Thank you for the very favourable response to the Town Hall invitation!
We will meet on Wednesday July 10 at 6:30 pm in front of Bill Quinn’s garage (Unit 34) for an outdoor meeting to discuss the Radon issue we have across OGT.
Our guest speaker is Graeme Cooper O/O Point The Way Radon Services who has studied the layout of OGT’s buildings and familiar with the Radon results collected thus far.
During our hour with Graeme we will have an opportunity to learn from his vast experience and knowledge of Radon and remediation techniques he has employed to mitigate this problem.
We will have a zoom connections but we can not guarantee the sound quality. Bring your lawn chairs and we look forward to seeing you there.

Dear Members ,
On July 10 at 6:30 pm we will hold a Town hall meeting ( location TBD) to discuss the Radon situation we have at OGT.
In coming days we hope to have the remaining 30% of the test data in our hands so we can show you the results by unit prior to the meeting.
Our guest speaker is Graeme Cooper O/O of Point the Way Radon Services. Graeme is well versed in the subject matter , has viewed a few condo and townhouse units at OGT and has scoped out a high level plan for remediation per building.
Our objective is to give all members an overview of the degree of Radon contamination throughout OGT, suggested method of remediation and approximate timing/costs which we will conclude on by the 2024 AGM.
With Q&A we anticipate the meeting to take 1 1/2 hours.
It is the role and responsibility of OGT’s Strata Corp to deal with this issue as it affects the health and well being of its members.

Hello everyone,
Please be advised that recently there was a parking meter scam in downtown Vernon. Someone parked at a meter that had a QR code sticker; believing that is how payment is made, they scanned the code to their phone……thousands of dollars were charged to their credit card. The City of Vernon only accepts two methods of payment at parking meters and in parking lots:

For your information a QR code looks like:
The City of Vernon does NOT use QR codes to accept payment for any of its services. Bylaw compliance officers have checked all of the meters to ensure there are no scam QR codes at this time but we all need to take extra care in case one emerges again. This remains an active RCMP police investigation.

Dear OGT Members,
The Radon Advisory Committee (RaAC) will meet with Graeme Cooper O/O of Point The Way Radon Services, at OGT near noon on Saturday Mar 02/24.
Graeme will be looking at a lower Condo unit and a Townhouse unit as a small sampling of OGT’s building formats, provide the RaAC with an opinion of possible remediation options and discuss various questions the RaAC has in front of them.
Graeme is not doing any testing for Radon rather visually assessing the two units to assist the AC in formulating next steps and recommendations that they will eventually bring to Council for their review.
This work is inline with the RaAC’s 2024 objectives posted on the website last fall. ogtstrata.ca/Radon

MESSAGE FROM THE OGT PROPERTY MANAGER 16 JANUARY 2024
Dear OGT Strata Members,
As some may know there was a flood at OGT yesterday caused by a frozen line in the property. The flood has affected both the source unit and the neighbouring property. This highlights the importance of owners ensuring their property is being checked both if you are living at the unit full time or if you're away.
The strata council have some basic information regarding preparing your home for travel on the OGT website: https://sites.google.com/view/ogtstrata/maintenance-landscape/protect-your-home-while-away
Regardless if your unit is occupied or not when the temperatures drop below minus 15 you should be making sure your garage heat is still working. Ensure the heat is not covered by other articles; the heat needs to be able to circulate around the pipes.
Run water lines to ensure you don't have frozen pipes.
In the townhomes the entrance level to the middle units is always cold. Add a portable heater and keep it running.
Hose bibs need to be disconnected; even if you have shut off the water to the hose, if a hose is connected it will hold a small amount of water in the line.
As the temperatures warm up; everyone should be on high alert as this is when a break will happen. Know where your main water line shut off is located.
If you hear your smoke alarm going off, know that the units are linked together to detect water flow in the fire suppression system. The alarm may be sounding due to a break in a fire suppression line in another unit.
If there is a break; get the water turned off and push as much water as possible out of the home. This will help mitigate some of the damage.
Humidity will be an issue as the weather warms up; moisture sitting on window ledges will cause the wood to warp. Blinds should be slightly lifted and water mopped up.
Unfortunately we can't think of every situation which may come up. The situation may change depending on a factor and it's impossible to provide every possibility.

Dear OGT Members ,
As we close out another year I want to extend a few thoughts your way.
It’s great news that with member awareness and involvement in OGT business increasing every year new issues are emerging along with new Council objectives and new Advisory Committees to address these issues front and centre.
At the August AGM 23 we reviewed findings and forward looking 2024 objectives from the Landscape, Maintenance, Depreciation and Reserve Fund, Ice Damming and Information Technology Advisory Committees.
Additionally and coming from those member discussions we have formed 3 new Advisory Committees to address:
• Windows that are leaking and not closing properly
• Radon that is an emerging health issue
• Revitalization to address lowering maintenance costs
The new Advisory Committees (AC) are developing their Mandates and 2024 Objectives which are starting to appear now on the website.
Additionally these AC’s are seeking member involvement so please don’t hesitate to send your name and the AC you want to be part of to Helen.
Over the remaining 7 months of our term this Council remains committed to the 2024 Goals and Objectives spelled out on our website, ogtstrata.ca
I encourage you to have a look if you haven’t already as these points will form much of the 2024 AGM discussions.

STOP USE OF ICE CLEATS ON STAIRS - 04 DEC 23

We learned last summer, while repairing the wooden stairs around OGT, that ice cleats are doing significant damage to the steps by puncturing the stain/wood and advancing the deterioration process.
Please refrain from wearing ice cleats while descending or ascending wood stairs across OGT.
Remember to use the handrails to remain safe.

Council will have a year end site walk around on Sunday Dec 10 at 1:30pm.
As always anyone interested can join Council for the site tour which usually takes no more than an hour or so.
Tom D. will lead the group and meet at his garage (Unit 3) at 1:30pm on that day.
A few points to look for include:
• possible slip areas from dripping eaves troughs
• windows that appear to be not fully closing
• all curbs strategically marked with snow guide sticks

OGT'S SUCCESSFUL AGGREGATE SEALING PROJECT 2023
Good day OGT Residents,
Thanks to all OGT volunteers who completed this project together over the past weekend !
To clear off all furniture from the aggregate patios, wash, cut, seal and reposition furniture followed with a run to the dump, is a tremendous amount of organizing, scheduling and hard work that went off without a hitch !
Even the weather “kinda” cooperated during the period :)
For reference OGT’s multiple aggregate surfaces total in excess of 11,500 sqft. At a commercial install rate of $1.75/sqft plus product this project would cost over $20k ! Our all in cost was about $2300.00.
Special thanks goes out to Cheri and Cathi who also kept us nourished with coffee and donuts on Friday and Sunday respectively. To top it off John hosted us all in his garage for some adult drinks and bag-pipe music when all was said and done :)

FALL AGGREGATE SEALING PROJECT
OGT VOLUNTEERS NEEDED ON 22, 23 & 24 SEP
Good day all OGT Residents,
Now that autumn is almost here its time for our final push to prepare for winter. As part of the ongoing maintenance of our properties we have our aggregate sealing project for all common areas scheduled for next weekend. Here is what the schedule looks like:
Thursday Sept 21 - Please have all patios cleared for the project (Lower Units for Bldgs 1, 2, 4, and 6 as well all units in Bldgs 3,5 and 7);
Friday Sept 22 – Volunteers wash all areas to prepare for sealing;
Saturday Sep 23 – Volunteers start the sealing project; and
Sunday Sep 24 – Volunteers complete remaining areas.
We understand that not everyone will be available to help, so whoever is available please contact Laurie at: laurieewhite333@gmail.com
A few notes specific to units:
- Townhouse Units (Bldgs 3, 5 and 7): We will start with your patios, so please be prepared for a Friday morning start;
- Condo Upper/Lower Units (Bldgs 1, 2, 4 and 6): It takes about 3 hours for the sealer to dry. We plan on sealing the complete landing area in front of the stairs, as well as the stairs going down to the lower units. So if possible plan to stay inside, or be away for that time. We will try and give you as much notice as possible.
We will be providing all the supplies needed, however we would appreciate if you could assist with the following:
- Water hoses for aggregate cleaning;
- Access to your outdoor water tap where possible;
- Leaf blowers for blowing off the patios/walkways just before we start sealing;
So if you are able to bring along your hose or leaf blower it would be much appreciated
Please let us know by Tuesday Sep 19 if you are available to help. That way we can provide tools for everyone that shows up.

OGT VOLUNTEERS NEEDED ON 15 JULY
Hello OGT!
Your Landscape Committee has been hard at work beautifying OGT! You may have recently noticed the landscapers grinding stumps and a huge thank you to everyone who came out and volunteered to clean up the grounds last month!
In the next few days a load of smaller rocks that match the centre island will be delivered. The pinkish rocks near the parking lot will be mostly removed/relocated and replaced with these rocks.
We are looking for volunteers to assist with this task on July 15th at 8:30am. If you are able to participate please email Tanya at tanyafleck@outlook.com to let the Committee know.
Please leave the rocks in the centre island until the volunteer initiative. If you have somewhere that requires more pink rock please also let us know.

PREDATOR RIDGE REZONING PLAN BRIEFING - 08 JUN 23
As indicated by the Castanet article below (posted on 26 May) and the Predator Ridge Neighbourhood Plan (see post on 18 May), Predator Ridge development is proposing changes to the rezoning plan that will see some potential "undesirable" developments that will likely impact residents of our small community. In particular the proposed construction of a ten story apartment building in the area of the maintenance compound, which would create an eye sore for many of our residents.
There is an information session being conducted by a resident of Predator Ridge, Kevin Schilissler, who has been in the forefront in changing Vernon's City Council position into making the Predator Ridge rezoning proposals for public discussion. He will host an information session this Thursday 08 June from 0900 -1000 am at his residence at 136 Whitetail Close to address the continuing questions about the rezoning application process and receive input from residents.
Residents will have the chance to share their input on a major rezoning at Predator Ridge, after all.
On Tuesday, Vernon city council revisited a May 8 decision to allow for a public hearing after a person in the gallery interrupted the meeting, questioning a lack of public input.
Mayor Victor Cumming reminded the public Tuesday that they were not allowed to speak and “here to listen.”
Coun. Teresa Durning brought forward a motion to reconsider the decision and hold the public hearing.
The proposed rezoning doesn’t require a public hearing, by law.
It would change a number of properties in Predator Ridge to tourist commercial and residential, as part of the Resort Villages Project.
The properties are currently zoned as resort commercial and residential. City staff say the change would allow for “more flexibility in the number of units.”
The village centre expansion plan was announced in 2022.
Development would happen in the primary village from the clubhouse and lodge buildings to the front entrance. A secondary future village would be located in the Meadows catchment between the No. 7 and 9 holes on the Ridge course.
The plan will add more dining, retail, medical and healthcare services, expanded grocery and community spaces.
Over the past decade, the resort has seen a significant increase in full-time usage by homeowners with 76 per cent of residents now using Predator Ridge as their primary residence.
Members of the public can expect to share their thoughts on the project June 26.

This Neighbourhood Plan is an update and refinement of the 2014 Predator Ridge Neighbourhood Plan, offering a renewed vision for the resort community. The Plan provides policy direction to balance future growth of the Predator Ridge community within the context of its unique natural landscape, specifically recognizing the unique relationship between the resort community’s two principal functions, namely:
the operation of the Predator Ridge Golf Resort – one of the Okanagan’s premier golf resort and spa destinations and a significant economic generator and employment centre for the City of Vernon; and
the ultimate build-out of the Predator Ridge community – including a mix of residential and tourism land uses, recreational amenities and associated infrastructure.
