Dear Members,
The Radon Advisory Committee (RaAC) will meet with Graeme Cooper O/O of Point The Way Radon Services, at OGT near noon on Saturday Mar 02/24.
Graeme will be looking at a lower Condo unit and a Townhouse unit as a small sampling of OGT’s building formats, provide the RaAC with an opinion of possible remediation options and discuss various questions the RaAC has in front of them.
Graeme is not doing any testing for Radon rather visually assessing the two units to assist the AC in formulating next steps and recommendations that they will eventually bring to Council for their review.
This work is inline with the RaAC’s 2024 objectives posted on the website last fall. ogtstrata.ca/Radon
You may see his service van in the parking lot for a few hours on that day.

Dear OGT Members ,
Key Drivers For Council This Fiscal Year
1. Health and Safety :
• Begin the process of collecting and analyzing Radon data this year and longer term.
• Be ready to react with guidance to any OGT member requesting remediation of their unit.
2. Corrective Maintenance Projects:
• Have contractors committed with PO’s in hand by March 1/24 latest to ensure completion of some $50k of identified 2023 Matrix work in this fiscal.
• Landscape and irrigation improvement plans are ready to go with appropriate external support people by April 1 ( beginning of the growing season).
• Comprehensive Townhome attic plans to mitigate heat loss, initiated by IDAC in our fiscal Q4.
3. New AC’s are moving forward:
• Radon, Windows and Revitalization are all collecting data and new proposals are emerging for reviews at the AGM.

Dear OGT Members ,
As we close out another year I want to extend a few thoughts your way.
It’s great news that with member awareness and involvement in OGT business increasing every year new issues are emerging along with new Council objectives and new Advisory Committees to address these issues front and centre.
At the August AGM 23 we reviewed findings and forward looking 2024 objectives from the Landscape, Maintenance, Depreciation and Reserve Fund, Ice Damming and Information Technology Advisory Committees.
Additionally and coming from those member discussions we have formed 3 new Advisory Committees to address:
• Windows that are leaking and not closing properly
• Radon that is an emerging health issue
• Revitalization to address lowering maintenance costs
The new Advisory Committees (AC) are developing their Mandates and 2024 Objectives which are starting to appear now on the website.
Additionally these AC’s are seeking member involvement so please don’t hesitate to send your name and the AC you want to be part of to Helen.
Over the remaining 7 months of our term this Council remains committed to the 2024 Goals and Objectives spelled out on our website, ogtstrata.ca
I encourage you to have a look if you haven’t already as these points will form much of the 2024 AGM discussions.

Dear OGT Members,
We learned last summer, while repairing the wooden stairs around OGT, that ice cleats are doing significant damage to the steps by puncturing the stain/wood and advancing the deterioration process.
Please refrain from wearing ice cleats while descending or ascending wood stairs across OGT.
Remember to use the handrails to remain safe.

Dear members,
Thank you for a great turn out at the Aug 15/23 AGM and valuable inputs from members that support the work your Council and volunteers have been pursuing.
We would like to thank Tanya Fleck for her time on Council and thrilled to welcome Teri Burstein, Bob Kehler, Michael Wuthrich and Scott Westrop who will join Bill Quinn, Tom Dobrowolski and I.
Our first meeting as your new Council will be on Thursday Aug 31/23 at 3:30pm via Zoom. As in the past Helen will send a Zoom link for everyone to attend if they wish.
We will send a detailed Agenda in coming days but as a quick preview we will:
• decide what maintenance projects requiring contractors we will be focussing on in the remaining 2 months or so of good weather;
• discuss the aggregate sealing project and volunteers required to complete this work this fall; and
• call for volunteers to fill new vacancies in the Preventative Maintenance, Ice Damming and Depreciation Report & Reserve Fund Advisory Committees .
After only a few minutes spent with most of our new Council members in the past few days I can tell there is tremendous new energy to clean up our documented maintenance issues, lower the operating budget and move to programmed maintenance following the Depreciation Report.
