As of November 2024, there have been a number of units that have experienced water leaks and damage in their mechanical rooms (some affecting downstairs neighbours) due to pin prick size holes in the 1/2" pipes (usually elbow bends) at either end of their Hot Water Recirculating Pump. The failure of these pipes is caused by erosion and electrolysis.
Due to the small size of the hole(s), residents are not aware of the ongoing leak until it has caused damage to their unit or their neighbours. As a result it is highly recommended that owners contact a professional plumber to replace these potential faulty copper pipes with newer types of material.
It is also recommended that owners have water leak detectors in their mechanical rooms in case of a leaky HWT or pipe. Find options for leak detector sensors here.
