THE ACTIVITIES OF THIS COMMITTEE IS CURRENTLY ON HOLD.
1. In conjunction with the Preventative Maintenance Committee (PM), identify those activities that, if materials are changed and/or replaced with more durable items, will result in less long-term maintenance activities hence reduced cost.
2. Develop a strategy which includes a return on investment (ROI) to show maintenance cost reductions by replacing materials on the property over time that require significant maintenance (i.e. painting, staining, etc.).
3. Key principles for proposed changes are:
a. Maintain structural integrity;
b. Meet or beat the visual appeal of OGT;
c. ROI should be a time frame of ten years; and
d. Proposed changes should be consistent changes in Predator building standards that reduce exposure to wildfire.

1. Using the maintenance matrix, create an inventory of potential activities.
2. With this list attempt identify replacement costs in today’s dollars with potential timelines for activities to occur relative to proposed maintenance matrix actions.
3. Initiatives will also consider any changes in design that Predator Ridge is contemplating to minimize risk to wildfire i.e. replacing wood with more fire resistant products.
4. Present this information to the 2024 AGM.
Measures of Success:
1. Committee recommendations maintain and/or enhance the visual and environmental aesthetic of the OGT property.
2. A strategy containing activities is completed for council’s approval at their May meeting for a presentation to be given to the AGM.
3. A long term strategy is approved by the membership at the 2024 AGM.
